  1. Is your roof over 20 years old?
  • Most asphalt shingles are designed to last between 15-40 year. Vigo County and surrounding areas see summers that are both hot and humid and winters that are icy and cold. These weather conditions can lead to premature aging of the shingles.
  1. Lifting, Cracked, or Missing shingles
  • One of the more obvious signs that it may be time for a new roof is lifted, cracked, or missing shingles. Shingles that are lifting or cracked won’t protect against water, and missing shingles will not protect against leaks, leaving your home in a vulnerable position susceptible to leaks and water damage.
  1. Granules in the Gutters
  • If you are finding a lot of shingle granules (the small specks that make up a shingle) this is a red flag and a sign that your roof is deteriorating. The wabash valley is susceptible to many strong storms with high winds, this can speed up the process of deterioration among the shingles and roof.
  1. Multiple Repairs on Your Existing Roof
  • If you are continuously repairing your roof, it may be a sign it is time for a new one. Getting a new roof may also prove to be more cost-effective in the long run. A new roof will also add value to your home as well as increase energy efficiency and bring peace of mind during the tough elements throughout the year.
  1. Leaks in the Attic or Ceiling Stains
  • A roof leak can lead to stains on your ceilings and leaks in your attic. What may start out as a small issue, can quickly turn into a big problem. With Indiana’s snowy winters and spring showers, roof leaks can cause major issues to your home.
